The Yakima River Ranch lies along Thorp Road, on the east side of the Yakima River. The property is 5 miles west of Moxee, Washington, and 6 miles to Union Gap. The city of Yakima is about 8 miles northwest of the property, on the West side of the river. The area is a haven for waterfowl, Upland Game Birds, and wildlife.

Acreage:

176± acres is comprised of 6 tax parcels and mixed terrain. 159± acres are located on the north side of Thorp Road. This part of the ranch has two branches of the Yakima River flowing through. Around 100+ acres are irrigated pasture. The remaining acreage on this side is riparian areas along the river channels. A small access road through the western portion of the property leads to a pond designed for duck hunting and gives access to the western portion of the property. Lands to the west of this portion of the ranch are part of the Yakima Greenway. Much of the northern property line fronts U.S. Bureau of Reclamation Land. 13.95± acres are located on the south side of Thorp Road. This portion of the property is high desert rangeland. Elevation ranges from around 1,000’ to 1,300’ above sea level.

Home and Outbuildings:

The ranch is currently used as a cattle and recreation ranch. The seller runs 110± pairs from April to November. A 1,143 square foot home on the property was built in 1915. It has 2 bedrooms and 1 1/2 baths. A small detached garage sits next to the home.

The livestock set-up includes a pole barn with power. The barn provides partial cover for several large outdoor stalls that are suitable for cattle, horses, sheep, or other stock. There are also additional corrals, a loafing shed, and round pen.

Irrigation:

Water rights for 110± acres are included in the sale. Four wells provide up to 440± acre-feet of water annually. Water is put on by 5 wheel lines and hand lines. An initial water right assessment has been performed, and water rights for around 408± acre-feet could be transferred to another downstream entity for irrigation purposes. The value of the water right is estimated to range from $1,100,000-$1,700,000 depending on the wholesale market.

Recreation:

With two channels of the Yakima River running through the property and a duck pond, this ranch provides incredible opportunities for fishing, hunting, and wildlife viewing. Ducks, Geese, Bald eagles, and Blue Heron are just some of the waterfowl you’ll see here. Deer and a variety of smaller wildlife also make their homes along the river.

The Yakima Greenway runs along the river, with over 20-miles of paved paths, picnic areas, playgrounds, and an arboretum. The Greenway allows public access to the river and lakes, along with the 266± acre Yakima Sportsman’s State Park, which also offers camping.

A short drive out of town in almost any direction leads to almost every outdoor adventure you could ask for. Trails in the area allow hiking, mountain biking, or horseback riding through all kinds of terrain, from the gentle slopes of wine country to river canyons, or mountain peaks.

Head west on Highway 12, and you’ll climb right into the beautiful Cascade Mountain Range. This route is also called The White Pass Scenic Byway. It’s a great area for snowshoeing and snowmobiling in the winter months. White Pass Ski Resort is about an hour from Yakima, and several others are within a two-hour drive.

The Yakima Area:

The 214± mile-long Yakima River originates high in the Cascade Mountain Range near Snoqualmie Pass. It flows southeast through the canyons to feed the mighty Columbia River near Kennewick. The fertile Yakima River Valley lies near the eastern base of Cascades. This valley is one of the worlds leading producers of apples and produces about 75% of hops grown in the US. A variety of other tree fruits are grown here, and the region is known for its vineyards and wine production.

The Yakima River Ranch is a great opportunity to own a pretty, close-in, river ranch with hunting and recreation. Continue the current operation, or the ranch may have better use as a gravel operation, for growing other types of crops, or other use. Seller may consider offers for the ranch with or without water rights, or for water rights separately.
