Property Description

Sumpter Valley Ranch fronts the Sumpter Stage Highway, 25± miles west of Baker City, Oregon, 5± miles southeast of the small, historic town called Sumpter.

Acreage:

155± acres consists of pasture with stands of timber. 80± acres are irrigated with new ditching, and multiple water rights are included. The land is currently leased out to a local rancher for grazing. State Highway 7/Sumpter Stage Highway bisects the property.

The home and 25± acres are located on the south side of the highway. This portion of the property is mostly irrigated pasture, along with the acreage around the homesite. The southern property line borders the Sumpter Valley Dredge State Heritage Area. A year-round pond on the property line is owned by Baker County.

The acreage on the north side of the highway consists of pasture and 35-40 acres of harvestable timber. The land here is benched, with some irrigated pastures, and a swath of timber along the northern property line. 80± acres are irrigated with new ditching, and multiple water rights are included. The land is currently leased out to a local rancher for grazing.

Home & Outbuildings:

The remodeled ranch home is 2,600± square feet of comfortable living space. The home sits on its own 2.37± acres with a paved driveway area. Built in 1972 and remodeled in 2012, it features three bedrooms and three bathrooms, plus a sunny daylight basement, with comfortable bunkhouse style guest accommodations.

The kitchen has granite countertops, custom hickory cabinets, and stainless steel appliances. Other features in the home include large windows and hardwood floors. The home has air conditioning and is heated by a forced air/gas furnace with a heat pump, along with a propane fireplace and wood stove for backup. Other improvements to the home include a metal roof, a French drain, and extra insulation.

A well-built, two-story, barn sits on a cement slab. The barn was built in 1992 and is 35’ x 50’ on the main floor and 15’ x 50’ on the upper floor. It is large enough to store travel trailers, tractors, ATV’s, and other toys. Other features include large windows to let in light, 220 power, and a large open area with 12-foot doors on either. The upper level is a finished “man cave’ with electric heat and a built-in reloading bench.

Additionally, there is also a large shed on the property and a fenced garden with raised beds.

Recreation:

This property is located a mile from Phillips Lake which provides excellent fishing or boating. This property is also great for hunting as you can see elk and antelope from the front window almost every evening during the summer and fall. Geese and Ducks populate the ponds behind the house. There are groomed snowmobile trails in winter and four-wheeler trails in the summer.

About The Area:

Northeastern Oregon is part of the rugged Columbia River Plateau, a drier area of the state east of the Cascade Range cut through by the Columbia River. With everything from high desert to rugged, timbered mountains, there are endless opportunities for outdoor recreation such as skiing, hiking, and rafting.

The area has a rich mining history. In the late 1800s and early 1900s, millions of dollars in gold were mined from the area, and Sumpter was once known as the “Queen City”. While times have changed, the historic area is forever marked by the past. The Sumpter Valley Dredge State Heritage Area is a tribute to the gold mining history here.
The dredge is the last of 3 which were built during the early 1900’s. Miles of mine tailings line the Powder River in this area. The State Heritage Area has an Interpretive Center with trails winding through between the ponds that were created by the mine tailings. Additionally, the huge metal Gold Dredge is also on display.

A well-maintained ranch with a comfortable home, pasture, and timber, and located in a historic area with great recreation.
