South Sun Valley Ranch is located in Bellevue, Idaho. Bellevue is nestled along the Big Wood River, 18 miles south of the Sun Valley Ski Resort. The city of Hailey and the Friedman Memorial Airport are both less than 2 miles from the property.
The 690± acres is a working cattle and hay ranch. The land is fully fenced and features both cattle and horse facilities plus rangeland. The property borders public land managed by Bureau Land Management.
Water rights are included with the sale for 285± acres, and allow 436 inches of adjudicated surface water. Irrigation water is applied by wheel lines. Additionally, there are two half-acre ponds, two wells, and three producing springs.
