Property Description

Silverbrook Ranch is located near the Cowlitz River in Southwestern Washington State. The ranch lies along US Route 12, about 3 miles east of Randle. US Route 12, also known as the White Pass Scenic Byway, winds its way through the Cascade Mountain Range, and the Gifford Pinchot National Forest. The ranch is about 100± miles drive Southeast of Seattle. Longview, Washington is 78± miles Southwest, where the Cowlitz River feeds into the Columbia River. Portland, Oregon is within 2 hours drive.

Acreage:

The 191± acre ranch is comprised of 7 individual tax parcels. This acreage is mostly level, pasture, and hay ground. Two seasonal creeks flow through the property. A ditch system helps route and manage the water, which provides sub-irrigation to the land. In addition to the creeks, there are also two year-round ponds, and one seasonal pond on site.

US Route 12 fronts the property’s southern border, and Silverbrook Road runs along the north side. Along with easy access, the property has incredible views of the surrounding mountains.

The property is currently used to raise cattle and hay. The seller runs 45± pairs year-round. About 110± acres are used for hay. One heavy cutting per year produces an average yield of 220± tons of grass hay.

Several outbuildings on the property provide shelter for livestock and storage for hay and equipment. A monitor-style barn at the East end of the property has stalls set-up for feeding. It is currently used as a barn but could be remodeled to make a nice off-grid cabin.

Silverbrook Ranch Hunting and Recreation:

Wildlife in the area is plentiful and herds of elk are often seen around the property. Other wildlife common to the area includes Black-Tailed deer, bears, and cougars. Easy access to the Gifford Pinchot National Forest, just north of the property, provides additional opportunities for hunting and recreation.

This incredible area is popular for a variety of recreation! The sparkling blue waters of the Cowlitz River provide great fishing for Chinook and Coho Salmon, as well as Cutthroat Trout, Steelhead, and Rainbow Trout. The Cowlitz Salmon Hatchery is the largest hatchery in Washington state and the third-largest in the US. This hatchery releases thousands of fish into the river each year, contributing to the great fishing here.

This area of the Cascades is defined by three of the highest peaks in the state. Mount Rainier to the north, Mount Adams to the southeast, and Mount Saint Helens to the southwest. Excellent recreation can be had year-round, from downhill and cross country skiing to hiking, biking, horseback, and ATV riding.

Comments: This is a great ranch in one of Washington State’s most beautiful recreation areas. Silverbrook Ranch is not only near the Cowlitz River, it is just 2± hours drive to Seattle, the Pacific Coast, or Portland, Oregon. Property showings are available to pre-qualified buyers with 72 hours’ advance notice.
