Property Description

Pearl Road Recreation Ranch

Nestled in the foothills between Eagle and Emmett, Idaho in wondrous Gem County. The access is directly off Pearl Road which can connect via Highway 55 or Highway 16. It is just under an hours drive from Boise, Idaho.

The 309± acres of impressive mountain landscapes with draws and peaks. The land is off-grid and uses solar and propane for operational purposes, as well as a private septic system and well. The rolling mountains make a great backdrop for the shooting club business.

The headwaters of Rock Creek originate as a spring on the land along with several other unnamed springs. A 460-foot-deep well feeds two 2,000 gallon water storage tanks. Utilized by the clubhouse and for fire suppression. It is within Eagle, Idaho Fire District.

The shooting club operates from the large clubhouse which features a large covered deck, a foyer, business office, a nice-sized gathering area and two restrooms. The common gathering area has a cooler for drinks and a kitchen bar providing room for caters to set up for events. There is a propane heater and the lighting is provided via solar. The solar building sits adjacent to clubhouse as do the two shipping containers used for storage.

The parking area can accommodate approximately 50 vehicles. The improved road up to the clubhouse is constructed very well.

Courses

The shooting club has been in operation for three years with lots of potential to grow the business. The course was designed by Dan Mitchell, who is well regarded in the sporting clay industry. There is a 5 stand course with 7 alternating stations. Additionally, two competitive courses equaling 21 stations that have been placed around the scenic hills. The clay target launchers operate solely form solar power and can be adjusted for varying difficulties. Each course has challenging stations on the courses for participants to walk, use a rented golf cart or their own UTV.

Equally important, the archery course features Reinholt life-like 3D animals targets and stations. As a result, it is challenging the avid outdoorsman.

The shooting club utilizes approximately 70 acres of the land, leaving plenty of room for expansion or other uses. Currently, the owners have a sporting clay shooting permit. At one time, Gem County indicated they were open to them expanding to include a long-range shooting area.  However, that has not been permitted as of yet. They have seen an increase in business every year. Most importantly, the marketing has been by word of mouth. The owners have put solid infrastructure in place for a buyer to either expand the public side or make it a really nice private club.

If you ever wanted to be to have the best of both worlds, own land and make it work for you, the Pearl Road Recreation Ranch would be the ticket!
