Property Description

Located in southeast of New Plymouth, Idaho on SE 4th Ave and Elgin Road in an area of developed country lots in Payette County. New Plymouth and the surrounding area is growing as is the whole Treasure Valley. New Plymouth has an estimated 1,500+ people. and is 7 miles east of the Idaho / Oregon border. The Payette River lays to the north of the property. There are excellent 360 degrees views that include Squaw Butte, the mountains to the north and the lights from the Bogus Basin ski / recreation area at night.

Acreage

The 45.42± acres of irrigated land has excellent soils and includes one domestic well. Great potential for development as it is located in a residential zone within Payette County’s comprehensive plan; which calls for single family residential use. Other subdivisions in the area have lots that range from 1-5 acres.

Development

This parcel was developed about 12 years ago into an approved 13 lot subdivision of approximately 3 acres each. The development work was not finished so the re-zone to residential and the final plat was not recorded. The county has given a verbal favorable response to resubmitting this plan final approval. A buyer would have to take it back through the re-zone and approval process, but some of the work has already been done. Or a Buyer could submit a new plat providing for more or less lots. Being a country subdivision, each parcel would need to have its own well and septic or a community water syste

m would need to be developed. A copy of the previously submitted subdivision documents will be provided upon request.

Water

With 39.4 acres of irrigation water rights from Black Canyon Irrigation and the assessment for 2021 was $2,444.16. The water is put on via cement ditches. There is a separate gate for delivery of the water. This would lend well for a pressurized system.

There are many possibilities for the New Plymouth Development Land. Buyer could hold for future development or start developing into residential lots now.  As well as being close several larger towns as well affording many options for employment and entertainment for its residents.
