Includes a total of 643± acres of dry land farming, timber and meadows. About 200± is in grass hay and approximately 300± acres in timber. The remaining acres makes up the two homesteads, a rock pit and various meadows throughout. The land consists of rolling hills of hay, Crocker Creek, spring-fed ponds, timbered draws and mountain meadows. The 200± acres of dry land farming produces quality grass hay the seller has sold overseas and within Idaho. Average hay production is 500 tons per year.
Being thinned as needed the forest areas are healthy. With the denser timber acting as cover and the open meadows for feed, as well as water from Crocker Creek and the spring-fed ponds the land creates an excellent environment for cattle and wildlife.
Situated within Idaho Fish & Game’s Unit 10A, the area is known for it’s big game such as deer, elk, bear, and mountain lion. The current owners report that there is a healthy amount of elk, including bull elk, in the area. Over the last several years they have harvested a dozen elk each season. Also there is turkey, chuckar and grouse hunting.
The main home is a 2,100 sq. ft. manufactured home on a foundation with 3 bedrooms and 2 bathrooms. The home has an open floor plan with great views of the the property, especially from the covered patio. Original to the property the second home is slightly smaller with 2 bedroom and 2 bathrooms. Located adjacent to the farmland, it features a cold room in the detached garage.
On the main homestead there is a 32×60 shop, a 5 stall open garage, a 50×96 machine shed, fuel shed, a 50×100 hay barn, grain silo, and other buildings.
