The yield could be as high as 1,200± tons, if the entire ranch was planted in hay. Also, due to the location and soil quality, the acreage could be farmed instead of pastured. Furthermore, this property includes 250± acres of water rights. Delivered via a buried main line, the Mannsfield Ditch provides the water. Along with the delivered water, there are two irrigation wells. The first well is 150± feet deep, has a static level of 90± ft., and is capable of pumping out 1,200± gallons per minute. There is a second well at 250± ft deep and has a static level of 11± ft.  Pumping 600± gallons per minute.  The wheel lines provide the irrigation water to the pastures.
